What leasing options are available and do you offer individual leases?
We offer leases from 3 - 13 months. We do not offer individual leases; we complete only one lease per apartment.
Do I need a lease guarantor?
We accept lease guarantors if needed.
Do you offer co-living?
We do not offer co-living (individual leases for co-inhabitants). We only complete one lease per apartment, no matter the number of persons signing the lease.
What are your application requirements?
If you are interested in living at Lunaire, please apply online and pay the holding deposit to reserve your space.
Can I apply online?
Yes, simply access our online application.
How much is the security deposit?
We are a deposit-free community.
Is there an application fee?
Yes, there is an application fee of $50 per person over 18, which includes guarantors.
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Yes, we require certain qualifications to be met in order to rent an apartment. These include the following: income must be 2.5 X rent amount. We also do checks for credit, criminal, and rental history.
Do I have to pay first & last month's rent?
No, you will pay the the pro-rated rent at move-in.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the 1st day of the month. Late fees start on the 4th day of the month. Residents pay rent online with debit, credit, ACH, or money gram, accessible through our Resident Portal.
Is there a late fee for overdue payments? Is there a grace period?
Rent is late on the 4th day of the month. Late fees are 10% of the rent.
Are utilities included? (Which ones specifically.)
No, all utilities billed separately. They are metered, you pay for what you use.
Is renter's insurance required?
No, liability insurance is included in your monthly charges. We do recommend that you carry personal, property insurance.
Do you have items I can rent?
Yes. We have garages available in select units and a clubhouse that can be rented for parties.
What happens if I need to move out before my lease expires?
We do offer a lease buyout. it is two times your rent plus a 60-day notice.
Can the apartment be sublet or listed on Airbnb?
No, apartments cannot be sublet or used as short-term rentals on platforms such as Airbnb.
What are the occupancy limits?
We do have occupancy limits, based on the number of bedrooms: 1x1= 3, 2x2 =5, 3x2= 7.
What are hours of the leasing office?
The leasing office is open M-Sat 8:30 AM - 5:30 PM, Closed Sunday.
What are the hours of the clubhouse?
The clubhouse is open M-S 8:30 AM - 5:30 PM, Closed Sunday.
What are the hours for the fitness center?
The fitness center is open 24/7 Monday - Friday.
What are the hours for utilizing outdoor amenities?
During business hours until quiet time at 10:00 PM
Do you offer valet trash service and/or recycling?
We offer Valet Living at our community.
Do you have free internet/WiFi? (Where is it available? Who is the provider?)
Every unit comes with the Cox Preferred internet package. Upgrades are available directly through Cox Communications.
Do you have cable? If so who is the provider? Is there a separate charge?
Apartments are pre-wired for Cox, but residents can use another preferred provider. Cable charges are not included in the rent
Do you have package lockers/how do I get my packages?
Residents have access to the Luxer One Package Room. Residents can access their packages 24 hours a day. Resident receives a code via e-mail or text to access their locker.
Is storage included? Is additional storage available?
There is a small storage closet on the patio of each unit.
How do I reserve community amenities?
Reserve community amenities by calling or e-mailing the office.
What security features does Lunaire Apartments offer?
We provide a courtesy patrol. Apartments are pre-wired for home alarm systems.
Does this community have a pest control service?
Weekly pest control is provided for our apartment community.
Are BBQ grills available year round? What kind of grills do you have?
Two gas grills are available at the pool for residents to use.
Are concierge services available?
We offer Valet Living at our community including their interactive, lifestyle program.
Does the community have bicycle racks?
Yes - bike racks are coming soon!
I have a noise complaint. Who do I contact?

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
Residents, household members and guests may not smoke in the apartment home or any smoke-free areas. These include lease premises, gym, and the business center.
I need emergency maintenance. Who do I call?
Please call the leasing office at (623) 932-4411, the call center will pick up.
I have a non-emergency maintenance issue. Who do I contact?
Residents may submit a maintenance request through our Resident Portal.
Do you allow pets? What is the pet policy?
Yes, we welcome pets! Limit of 2 pets per home. Residents will be required to pay a non-refundable pet fee, refundable pet deposit, and monthly pet rent. Certain breed restrictions apply to the following breeds: Pit Bull, Rottweiler, German Shepard, etc.
What is the parking situation? Is parking assigned? Is there a fee or permit required for parking? Is there a fee or permit required for parking?
Assigned covered parking, detached garage with select units, and guest parking is available. A small monthly parking rent will be required.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
If you accidentally park in another resident's spot, you have 24 hours to rectify it before you are towed. Guests may only park in the uncovered parking spots.
Are there quiet hours?
We maintain quiet hours in our apartment community from 10 PM to 8 AM. Please be a considerate neighbor.
What decorations or changes to the apartment are allowed or prohibited?
Interior Apartment and Interior of Patio decorations are allowed.
Are there fees for using the communal spaces?
The clubhouse can be rented for a resident's private function.
Are there restrictions for what can be put on balconies or patios? Grills, for example?
Only patio furniture is allowed. No grills, boxes, or any other storage
Is there public transportation nearby?
No, there is not a public transportation system nearby.
What school district serves the community?
We are part of the Avondale Elementary School District. Our address goes to the following schools: School: Centerra Mirage Stem Academy. High School. Agua Fria School District, School Desert Edge High School. Charter Schools: Basis, Great Hearts Academy.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
Traffic in the area is moderate with heavier usage from, 0700-0900 ( 7-9 in the morning) and 1600-1700 ( 4-6 in the evening).
Are washers and dryers available? Are they in the apartment? What kind?
All apartments have a GE washer and dryer.
Do apartments have dishwashers?
Yes! Each apartment has a dishwasher.
What kind of kitchen appliances are in the apartment?
Apartments are equipped with GE Black and stainless steel appliances.
Does the apartment come with a microwave?
Yes, there is a microwave in the apartment.
Are stoves gas or electric?
All appliances are electric.
Do kitchen sinks have a garbage disposal?
Yes, the kitchen sinks are equipped with a garbage disposal. Please use as intended.
Is there a bathtub or just a shower? Are they together or separate?
Apartments feature a combination tub/shower arrangement.
Do apartments have USB outlets?
Apartments that have been upgraded do have USB outlets.
When were these apartments built? Have there been any renovations?

Is my apartment Smart Home Capable?
Every home comes with a complete, smart home package that you can customize as well.
What is the ResidentPortal and how do I access it?
With this portal, you can make online rent payments, submit your own work orders, view your lease, update your contact information, message the office and so much more! You can access the ResidentPortal via your properties website by clicking Residents and logging in or you can download the ResidentPortal App on your smartphone!
